The objective of the project was to create a modern, downtown living area that offers a captivating lifestyle
close to great restaurants, theaters, shopping, and sports events.
Wilmington Flats, a mixed-use project in the Sugar House neighborhood of Salt Lake City, includes 105 market
rate apartments, seven luxury townhomes, 70,000 square feet of retail/restaurant and office space, and a
large centrally located plaza that will feature seasonal events and a community garden. There is also a 157
stall underground parking structure below. The design of this mixed-use facility focused on creating a highly
urban and energized street edge on the Wilmington Avenue street frontage, with a softer, quieter edge
adjacent to the Hidden Hollow Nature Preserve on the north side. The design required significant effort to
minimize shadows into the Preserve by stepping the building down as it meets the hollow. The spaces within
the building use the proximity to Hidden Hollow to their advantage by capturing views of the Parley’s Creek
riparian corridor and its fabulous tree canopy. That proximity of office space and apartment units to the
Hollow allows for constant monitoring which contributes to community safety.
